Why would two houses in Biloxi need different roofs?
Because the code sets roof loads from the terrain upwind of the building, not from the address. The Mississippi Residential Code asks for an exposure category for each wind direction. Open water running five thousand feet or more puts a site in the roughest class, and that effect reaches six hundred feet inland or twenty times the building height. A Point Cadet house and a Woolmarket house are simply not in the same wind environment.
Does the Back Bay side really matter, or is it just the beach?
It matters, and it is the slope most often ignored. Back Bay is open water north of the peninsula, so north facing planes get their own long run at them. In a passing tropical system the wind swings through much of the compass, and the north elevation frequently takes the second and longer push once the center has gone by. We grade that slope with the same care as the beach side.
Does Deer Island shelter my roof?
For part of the beachfront it changes the reading, and for most of the city it does not. Deer Island is roughly four hundred acres of undeveloped state coastal preserve sitting about half a mile off the Biloxi shore, and it interrupts the open water run for the streets directly behind it. Two blocks either way, the water opens straight out to the barrier islands again. It is an address by address question.
Do I need a permit to reroof in Biloxi?
Yes, roof work is permitted through the City of Biloxi Community Development Department, and any roofer who suggests skipping it is telling you something about how they work. On an outbuilding well inland, that same exposed fastener panel is a sensible, economical choice and we install plenty of them.
